Bookings
All bookings are accepted in good faith by the owners. However, in the unlikely event of the owners of their agents having to cancel any booking previously confirmed, their liability will be limited to the return in full of any monies paid.

Payments
A deposit of 1/3 of the rental is payable on booking. The balance of the rental is payable 10 weeks prior to arrival. For bookings made less than 10 weeks in advance, the total amount is payable on booking. A 2% fee will be charged on all credit card payments. For reservations made at least 10 weeks in advance a 5% discount will be offered if payment is made in full at the time of booking.

Cancellations/Insurance
Once a booking is confirmed, i.e. the deposit has been paid and the booking accepted, the hirer is responsible for the total cost of the holiday as shown on the invoice. We therefore strongly recommend that you take out holiday cancellation insurance with your insurance broker. In the event of cancellation every effort will be made to re-let the unit. In the unlikely event that re-letting cannot be arranged, the hirer will still be liable to pay the balance of the tariff in full. A small cancellation fee of £20.00 may also be charged.

Number of Guests Per Cottage
The maximum number of guests (not including cots) permitted in each cottage must not exceed the number stated on the booking form. The proprietor reserves the right to decline accommodation and to order any unauthorised person off the premises.
The proprietor accepts no liability for any accident, injury, loss or damage sustained by any resident, their family, visitors, animals, vehicle or personal effects however caused.

Breakages
Any damage or breakages which may occur must be paid for. Accidental damages or breakages of a minor nature will not normally be charged.

Complaints
Any complaints must be made know to the proprietor immediately. No complaints will be entertained at the end of the hiring period or after the hirer has departed.

Pets
1 small pet is allowed in certain cottages. Please ask for details.   There is an additional charge of £20 per animal.

Day Visitors
Day visitors are welcome, although the facilities are for the sole use of the residents.

Towels/Linen
Linen is provided to all cottages i.e. sheets and duvet covers. Towels are also provided (one bath/one hand towel per person).  Cot bedding is not provided. 

Cots/High Chairs
Travel cots and high chairs are provided. Travel cots are for Under 2’s only.  We can also provide stair gates, Night lights and baby baths by prior arrangement.

Bicycles
Guests bringing their own bicycles should ensure they are locked.  Wall fitted bicycle hoops are provided.  The proprietor cannot be held responsible for damage or theft to bicycles left on the property.

Arrival and Departure
Bookings are from 3pm on the day of arrival to 10am on the day of departure. Timing on winter bookings and short breaks is flexible by prior arrangement only.

Guests are asked to leave their accommodation clean and tidy when vacating. Guests are asked to give consideration to other residents and not to cause nuisance or annoyance. The owner reserves the right to gain access with prior notice for the purpose of maintenance and inspection if it is necessary.

IMPORTANT NOTICE
Greenwood Grange has excellent leisure facilities to include Heated Indoor Swimming Pool and Sauna and Games Room, plus Childrens play Areas.

All these areas are unattended by our staff, therefore we recommend young children using the swimming pool should be supervised by an Adult at all times. We ask that parents ensure that infants wear Aqua nappies whilst using the pool.

All leisure facilities are used at your own risk.
The owners will not accept any responsibility for injury or accidents however caused. 

Please note:
Cottages cannot be occupied by holiday makers before 3pm on the first day of holiday. As we wish to ensure your cottage is completely ready for your occupation. The cottages must be vacated by 10am on the last day of the holiday.
